Unlike most of the Ocean Park blocks of the Lucas Tract, parts of Block 29 (Marine, Navy, and Lincoln in the southeast corner of Ocean Park) are sold before the block is subdivided. The parts are later subdivided into the Fountain Glen tracts.
In 1885, J.H. Lucas and Sylvia Sessions, heirs to the Lucas Ranch, sell Blocks 27, 28, and 29 (47.64 acres) of the Lucas Tract to Thomas B. Carlisle for $2,300.
In 1885, Carlisle sells Block 29 (20.44 acres1 - Highland to Lincoln between Pier and Ozone ) to Nathan Bundy for $1,600. In 1887, Bundy sells Block 29 to W.D. Vawter for $10,000. In 1889, W.D. Vawter sells the north half of Block 29 to T.A. Lewis and Rebecca Rubicam for $5,000, and the south half of Block 29 to Vawters’ Santa Monica Commercial Company for $5,000. In 1891, Rubicam sells her 1/4 share of Block 29 to Lewis - who now owns all of the north half of Block 29.
Most of the Ocean Park blocks of the Lucas Tract are subdivided in whole. However, as seen above, parts of Block 29 are sold before it is subdivided. The parts are then subdivided into the various Fountain Glen tracts:
Smith & Garrison Tract (green) - August 1904 by Sallie A. Smith and Bishop S. Garrison.
Fountain Glen Tract (yellow) - July 1905 by W. Geo. J.S. Bentley, Bishop S. Garrison, Julia A. Garrison, and Washington Hair.
Fountain Glen No. 2 Tract (purple) - August 1905 by W. Geo. J.S. Bentley, Bishop S. Garrison, Julia A. Garrison, and G. Merritt Jones.
Fountain Glen No. 3 Tract (light blue) - October 1905 by W. Geo. J.S. Bentley, Bishop S. Garrison, Julia A. Garrison, G. Merritt Jones, and E.J. Vawter, Jr.
At 20.44 acres, Block 29 is twice the size of most other Ocean Park blocks of the Lucas Tract.
