After 2 years of construction, the CIM 4-story mixed use project on the east (Sunset Park) side of Lincoln between Ashland Avenue and Wilson Place is open.
The Wilson is a 4-story (36 feet high) 59,000 SF mixed-use project consisting of 47 residential units; 17,000 SF of ground floor commercial space; and 151 automobile parking spaces within a two-level subterranean parking garage - entrance off Lincoln.
The architect is LOHA and the construction consists of 3 stories of wood frame over reinforced concrete. Exterior finishes include fluted metal panels and smooth-finish stucco. The 47-unit residential project has a mix of studio, one-, two-, and three-bedroom apartments - and includes four extremely low-income affordable units. Landscaping (a street-fronting plaza, a rooftop deck, and a central courtyard on the second floor) is by Stephen Billings.
Amenities include a roof deck with gas fireplaces and BBQs, along with a courtyard with lounge seating and dining tables.
Nike Run Club and San Francisco bakery Tartine will occupy part of the ground floor commercial.
By comparison to recently proposed residential projects on Lincoln Blvd (e.g. 1855 Lincoln, 2307 Lincoln, and 2601 Lincoln) that take advantage of the 2021 State Density Bonus Law and Administrative Approval, the Wilson seems modest in scale. However, in 2018 it was quite controversial with nearby residents concerned that the project would add to congestion in the neighborhood.
Like most of Lincoln south of the freeway, the site is zoned General Commercial (GC). The project, which includes on-site affordable housing in compliance with the Affordable Housing Production Program (AHPP), exceeded the then-maximum Tier 1 limits (3 stories (36 feet) in height and a floor area ratio (FAR) of 1.5) for GC zoning.
With a 4-story (36 feet) height and 1.84 FAR, the Wilson became a Tier 2 project and required a Development Review Permit (DRP) with public hearings before the Planning Commission.
Demolition began in December 2020.
The development – which replaces an auto shop, plumbing supply store, and vacant land – had been in the works since 2016.
