In addition to the 37-unit 100% affordable Pacific Landing, replacing a gas station on Lincoln, there are another 10 new residential buildings under construction in Ocean Park.1 Like most of Ocean Park, 8 of these 10 properties are zoned Ocean Park Low Density Residential (OP2).2 In Ocean Park, the Coastal Zone goes to Lincoln Blvd, so all of these projects required Coastal Commission approval.
(1)708 Raymond (OP2)
At 708 Raymond Ave an existing 916 sq. ft. single family home and garage was demolished and replaced with a new 2-story, 1,896 sq. ft. single family home with new retaining walls and an Accessory Dwelling Unit (ADU).
(2) 144 Pacific (MUBL)
The 2 story single family 144 Pacific St is zoned Mixed-Use Boulevard Low (MUBL) and takes advantage of that zoning to fill the property - lot line to lot line.
(3) 2526 5th (OP2)
At 2526 5th St, an existing 1,092 sq. ft. single-family residence with a detached 2-car garage and a "workshop" in rear is being replaced by a two-story, 1,843 sq. ft. single-family residence with a 2-car garage and a 2-story Accessory Dwelling Unit (ADU) off the dead-end substandard alley in the rear.
(4) 2433 6th (OP2)
The steep hillside at 2433 6th St allows for 2 story over parking.
(5) 2714 Highland (OP2)
The steep hillside at 2714 Highland Ave allows for 2 story over parking.
(6) 2530 Beverley (OP2)
2530 Beverley Ave began construction in 2018.
(7) 411 Ocean Park (OP2)
411 Ocean Park Blvd is on a small lot (as a result of the 4th Street on- and off-ramps constructed in 1969 to Ocean Park Blvd). Several zoning variances were approved to enable the construction of the new single family residential building.
(8) 212 Bay (NC)
The 3 unit townhouse condominium at 212 Bay St is zoned Neighborhood Commercial (NC) and started construction in 2019. A zoning variance was obtained to reduce the required commercial 1st story height of 15 feet to 12 feet.
(9) 436 Pier (OP2)
436 Pier Ave is a recently completed 3 unit condominium with underground parking.
(10) 2501 2nd (OP2)
At 2501 2nd St progress continues on the new 3-unit residential condominium that will include the landmarked cottage.
There is only a small net gain in the number of neighbors as all of these 10 projects demolished existing single-family residential buildings.
