The ZAG store building on the SWC of Main St and Pier Ave is for lease ($75/SF/year) or for sale ($9.50 MM). The listed1 lease floor area is 5,018 SF – so that works out to be $0.38 MM / year. The 6,300 SF lot is Santa Monica zoned Mixed-Use Boulevard Low (MUBL). MUBL zoning is intended to facilitate broad, pedestrian-friendly sidewalks with local-serving uses.
The building is currently the flagship store for ZAG Heroez a media brand owned by the French TV animation production company Zagtoon. Created by Jeremy Zag, the brand specializes in superhero / action shows for children.
The store opened in 2019, but has been open “by appointment only” for several years - disappointing many walk-up visitors.
The building was constructed in 2001 – replacing a long time parking lot. The Building Permit shows a 1-story plus mezzanine building of 3,483 SF floor area and 11 parking spaces.
From 2002 to 2006, the building housed a retail store for Robert Kennedy’s now defunct Musclemag International.
From 2007 to 2009, the Closet selling both men's, women's, denim and accessories fashion of chic international styles with a relaxed California vibe, occupied the building. The now defunct Closet, in addition to Santa Monica, had 4 locations in Orange County.
From 2010 to 2016, the now defunct 220 Fitness occupied the building. To accommodate zoning for a gym which requires 15 parking spaces, a stacked-parking system, where vehicles are lifted onto a steel frame, was utilized. The gym received a Conditional Use Permit and a Parking Variance.
In 2017, the vacant building sold for $7.25 MM.
