In 1884, Vawter purchases 100 acres of the Lucas Tract and subdivides it as the Vawters Sub Lucas Tract.
In 1884, (before the 1985 Lucas Ranch tract map is recorded), J.H. Lucas and Sylvia Sessions, heirs to the Lucas Ranch, sell 100 acres (Blocks VI, VII, VIII, IX, X, XI, XII, and XIII) of the Lucas Ranch to W. D. Vawter (1815 – 1894) for $7,000. In 1884, Vawter subdivides the property as Vawters Sub Lucas Tract - resulting in Blocks A to I and Blocks 6, 7, 8, 9, 10, 11, 12, and 13.

In 1886, the Vawters subdivide parts of Vawters Sub Lucas Tract (Blocks 6, 7, and 8) into Blocks K, L, M, and N of Vawters Ocean View Tract.
In 1887, the Vawters sell half of Vawters Sub Lucas Tract (Blocks 9, 10, 11, 12, & 13) to Lewis & Tanner’s 1887 Santa Fe Tract for more than the whole tract has cost the Vawters.
In 1891, the Vawters sell Blocks G, H, and I (13 acres) of the 1884 Vawters Sub Lucas Tract to H.B. Perry for $3,800. In 1892, H.B. Perry sells the Blocks G, H, and I for $5,000 to Francis G. Ryan, who quickly subdivides the property into Blocks A, B, C, and D of the Kinney & Ryan’s 1893 Santa Monica Tract.
In 1892, the Vawter family holding company, the Santa Monica Commercial Company, subdivide Vawters Sub Lucas Tract (Blocks D, E, & F) into Blocks O, P, Q, and R of Santa Monica Commercial Company Tract.
