The site was formerly a car wash (Thrifty Coin Op Car Wash at 2537 Lincoln) and an automotive repair shop (Lincoln Auto Electric at 2545 Lincoln). The corner lot has frontage on Lincoln and Maple with a public alley behind.
Like most of Lincoln south of the freeway, the property is zoned Santa Monica General Commercial (GC). The highest and best use may ultimately be a mixed-use project, or a 100% affordable housing development - like the 4-story mixed-use project under construction at Pacific on the west side of Lincoln just down the street. For 100% affordable housing, the Santa Monica FAR goes to 2.0 and there is no limit on the number of stories but a maximum height of 40 ft. To which State Density bonuses for low income housing could be applied.
