Wood framing is almost complete for the affordable housing project on the west side of Lincoln at Pacific.
Pacific Landing is a 4-story building with 37 affordable apartments atop ground-floor retail space and parking for 29 vehicles. The 28,230 sq-ft project is on a 14,160 sq-ft lot. The roughly $28.2-million apartment complex will cater to households earning between 30 and 80 percent of the area median income. Proposed rents would range from $587 to $1,880 per month.
The site was previously occupied by a 76 gas station.
Like most of Lincoln south of the 10 Freeway, the site is Santa Monica zoned General Commercial GC (Lincoln & Pico). For 100% affordable housing, the Santa Monica FAR goes to 2.0 and there is no limit on the number of stories but a maximum height of 40 ft.
As the project is 100% affordable housing, it only has to have a community meeting plus Architectural Review Board (ARB) approval. The developer, Community Corporation of Santa Monica (CCSM) held two community meetings (November 27, 2018 and January 9, 2019). The project was approved at the ARB May 6, 2019 and the Coastal Commission May 8, 2019.
