The Copeland Square Tract (Ocean Park to Hill between Lincoln and Highland) is a Santa Monica Commercial Company 1912 subdivision of Block 26 of the Lucas Ranch Tract
In 1884, J.H. Lucas and Sylvia Sessions, heirs to the Lucas Ranch, sell the 10.85 acre Block 26 of the Lucas Tract, to Corry B. Smith. In 1911, Corry Smith, having returned to England in 1892, sells the property to E. J. Vawter. In 1912, E. J. Vawter and his niece Florence Mary Leavitt (1865 – 1924), acting for the Santa Monica Commercial Company, lay out the Copeland Square Tract.
